Calling all Self-Employed/Entrepreneurial/Self-Supporting types.

I'd like to start this thread for a 'definitive' how-to make money, what do you do for money, general self business thread.

So all you guys that have legitimate businesses from real estate to e-commerce share your info, take questions, help out poorfags to start making money on the side or how to get into the business and also as I am interested in getting into side businesses

No pimps/porn stars/drug dealers.

I'm currently in the Construction/Green Energy industry as a General Contractor (GC) any questions relating to this field I can help.

I do freelance programming/program design.
Not the 5$/h shit the indians do, but low-level C and Asembler, sometimes Verilog or VHDL for FPGAs.
Recently upped my hourly demands to 95EUR/h, thinking about demanding 120/h on my next project just for the lulz, seeing if I can get away with it.
I dont look for clients myself, I have people for that (GULP here in Germany), so thats one worry less.
Its not very diy, but it pays the bills, and my growing tool collection.

How would you say that the European market looks for freelance programmers?
I'm a novice web-developer and while I know that's much less specialist than what you do, I'm fairly good at it, at least as good as a one man team can get and I'm looking to move back to Europe this year.

I live in Hungary where the financial situation is fucking ridiculous –legally, about half of the money I make should be payed to the gov in taxes, and that is only 1 of the 100 taxes.
And I found that eWallets provided by companies from a foreign continent to yours is the best solution.
For people in Europe, Africa and Asia, I reckon Payoneer is the best choice, but because the IRS in America can observe your eWallet provided by an American company (Choice Bank), I'd suggest Americans to get Caxton cards or something like that, which are based in Europe (Caxton = UK) so that it would be more isolated from Your continent.

My plan is to create a bunch of websites and live off the ad revenue. I currently have one Creepypasta website that makes me money. About ~€100 a month with AdSense. I'm in the process of updating it so it will make more money, and work on autopilot.

I have a few ideas for other websites but I would like to program those myself and I don't have the skills for that yet. The Creepypasta website uses Wordpress as it's CMS so it was a bit easier.

I plan on specializing in HTML & CSS, PHP & MySQL, JavaScript and Jquery. I currently only know HTML & CSS with a bit of PHP. I figured if my websites don't work out as I'd like to (eg. not making me enough money to move out) I will work as a freelance web dev or something.

it's mostly answering stupid questions over the phone.
once you've got all the computers on remote you'll rarely have to show up.

i've also built a few simple automated web services for people that i charge monthly for. web crawlers, appointment schedulers, etc.

thanks to all of the above i've been free to develop a fully autonomous day trading platform which is already up-and-running. i'm still debugging it and finalizing the GUI but it's pretty much done and ready for the big time. i'm planning to do an AMA on r9k once it triples the seed capital.

I make this as a hobby and make at least 300$ a month and up to 1k (profit).

I'm into vintage computing (not only games, i.e. check old HP calculators and accessories) and all technical/science stuff. I keep a lot because I like this stuff as well. Find something you like.

Never pay more than a few bucks for items you are not sure about their worth.

First months when I realized the possibilities I made a spreadsheet and calculated that I make about 1300% profit after ebay&PayPal.

How does one get into it? I'm in may late semesters in study (Nachrichtentechnik) and would like to extend my horizon. I'm fluent in Mathlab and know a shitload about linux. Also rather likely to be of use in low-level C than C++/Java and I like to do stupid things with arduino.

2 months ago I knew jack shit about most of those things you listed except maybe html and css. Ive been in deep water since then doing an internship and I can tell you this: once you go at something for 10 hours per day, 6 days a week, you learn shit really fast.

All over the place though: low level embedded code, mobile apps, imaging/analysis, machine learning, NLP, visualization, even the rare web app (the worst).

Mid through last year, I changed my title to "consultant" from "developer" and started charging a LOT more. Last job I did, I pulled $250 an hour.

It's great since I hate working for other people, and this lets me pick up only a few jobs, be picky about what I work on, and spend most of my time just doing whatever, traveling, working on personal projects, etc. (i.e. I'm lazy)

Since there is lots of talk in this thread about getting started with freelance programming, I throw out some tips I've learned (just from my experience, your mileage may vary)

- DO NOT get into website development. It's what everyone does and there is no real money in it anymore. I was talking to a guy recently that gets $8 an hour for it - less than working for McDonald's.

- Seek out projects that make you look good. A portfolio is your best tool for getting the good jobs. If you can prove you've done good work before, you will be much more likely to win a bid.

- Related: unless it is just awesome work or pay, always confirm you can show off your contributions. Get it in your contract. Portfolio is everything.

- Supplement a portfolio with personal projects, open source contributions, writing tutorials, etc. You need to get noticed. Ideally, you will have people coming to you with offers instead of doing all the looking yourself. The cooler and more polished your personal projects are, the more effective.

- Never, ever, seriously, never sign a non-compete agreement.

- Always read your contract. Twice, three times, more until you know EXACTLY what it means. Don't be afraid to argue, to get it changed. I don't sign any contract more than 2 pages long.

- Ask for more than you think you can get, then more than that, and always more than the last time. I used to always charge $50 an hour, then got an offer i didn't want to work on, so threw out what I thought was a ridiculous number: $150 an hour. They accepted, didn't even negotiate. Bumped it up more each time and now hover around 200-250, but always ask for more and negotiate. If you are starting, you won't get that, so don't go too out there.

- Under promise over deliver.

- Always make your deadlines.

- Email is better than phone, you have a record.

- Be confident. Act like you know what you are doing even if you don't, then google and learn. No one really knows how to do anything until after they did it once.

- Never burn bridges, even if you hated them or they screwed you over. If you get a reputation as an asshole, you are done.

- Go to events, clubs, conferences, and meet people - if you are introverted (like me and almost every other developer), just wander around and someone is bound to start a conversation with you - the business owners are usually extroverts, so it works out nicely.

- Find a niche, but don't get too stuck in it. If you know how to do unusual things (program assembly for some random ass microcontroller for example) people will seek you out. Cobol programmers make a shitload right now, because there are so few of them.

Oh and one last bit of advice for the newbies. If you want to learn to code, do something fun that you want to make - not something that you think will make you money. And start high level, you don't need to drop to C or assembly right off the bat, Python is great for scripting and easy as hell, Unity3D is awesome if you are into making games, ruby for websites, etc.

Also if you are a newbie, get off windows. Mac if you want, linux is better. Not starting a flame war, but as a programmer it's the only way to go (unless you do corporate windows dev, but don't - almost more depressing than websites)

Entrepreneur events are the best. Everyone with an MBA thinks they can start the next facebook, and will pay a premium for building prototypes of their ideas. Never accept equity as compensation though, only cash - they are gonna fail, and those stocks and options will be worth nothing.

The online freelancing sites are worthless, too much competition, and people usually just choose lowest bidder instead of best qualified.

Craigslist is surprisingly good sometimes, and if you are just starting out definitely check the want ads in the newspaper (yes, the antiquated printed one) - other developers won't be looking there, and the people who advertise there are pretty naive and it's easier to negotiate and get the job.

Recruiters are the scum of the earth, but if you are stuck and can't find anything, ask them - they get paid to find people to work contract jobs. Don't rely on them though, they screw you out of pay and make it hard to get your name out.

And a couple pieces of advice I left out from above:

- Get everything in writing - your rate (either hourly or by job, I always push for hourly because there is always more work than they think), timelines, features, etc - if they don't push you for a contract, get one yourself.

- Always make sure you get paid. If you charge flat rate, insist on half up front, if hourly insist on weekly or at worst bi-weekly checks - unless you are POSITIVE they are good for it and won't screw you. No excuses, if they are late paying, stop working, don't give them anything you've done and hold your ground.

Anyway, I'm glad to see some of you liked this - if you can't tell I'm bored as hell and avoiding work, thanks for giving me an excuse to procrastinate and maybe help out at the same time!

buying and selling niche items on ebay etc. is easy and not time consuming if you set up a workflow and have little capital. i work in heavy engineering / diesel, been buying bulk vernier calipers, cree torches, hydrometers, refractometers and other measuring tools and re-selling them making about 70% - 125% profit. Downside is u have to find decent product and wait for shipping etc. Electonic components like DIP sockets, basic audio transistors, potentiomters etc are good too. Simple as all hell to do just have a po box, bit of cash, find stuff people want, tag it well and your set. i do 50hrs a week with a fam and still can do this, just pront labels and stick hit in the mailbox.

Did corporate level programming - such an awful job, totally understand why the lead in office space would rather work construction. Corporate cube-farm work sucks the life out of you.

Most of the places that actually list want ads for freelancers are terrible, since they are just a race to the bottom on rates and the work sucks. Look for alternate sources - much like entrepreneur events, sites focusing on entrepreneurs are great to hang out at. I picked up some work early on through the business school at my local college, recent grads or post-grads doing various projects. They don't pay enough for my rates now, but they were often pretty great to work with, because they always have crazy out there ideas that are fun to work on.

Be creative and look for unexpected places to find work. The biggest thing to know about freelancing is that more than half your job, especially starting out, is finding and winning bids for work. Treat it as such, It takes a lot of time and effort to find gigs, but that's why so many people fail at it.

I occasionally forge a knife or a short sword and have a buddy post it on eBay. The last one, which I made from a piece of a truck's suspension coil, went for $175, and I found it on the road. Money for trash, awesome. I also make jewelry, decorations, etc from old silverware or scrap steel, and give them to my mother who sells them at craft shows, at her booth.

Also, disregarding the 'no drug dealers' thing, I grow several ounces of mushrooms twice a year and sell them at music festivals, which usually nets me about $7-800 a trip. Pretty cool.

Granted, getting the product there is pretty risky, but don't speed and have everything up to date and you're golden. I once drove through a DWI checkpoint with 3 ounces in my trunk; I thought I was going to piss my pants. Just look into good stocks to purchase. There are plenty of websites to get good information on what to invest in. You never know when a company is gonna be the next Apple.

Just start small. I usually drop 100 bucks a paycheck into my Fidelity account. It adds up over time.

Here in germany a good rule of thumb to calculate your yearly earning is: hourly wage * 1000.
Of course you have to consider setting money aside for taxes, health insurance, times you are sick, pension.
This will all be you who will have to take care of it, in a corporation at least they pay you half of it all.
There are advantages in my country though, the main being that you can deduct everything from your taxes: New computer every 3 years (I usually get the most expensive Hardware I can get), Books as many as you want, as long as they concern your work, workshops, certificates... , completely new set of furniture every 7 years, new car, renovation cost for your house, 30cent per kilometer you drive... the list is endless.

I know I can get pretty far on good books alone on those subjects since I really love coding and working on projects, I just need a job that'll provide for me for this time until I can move on to cooler things.

I dont think you want to go into design, its even more flooded than webprogramming.

For your Android app you will need Java, as shitty as this language is, there is a huge market for competent developers, esp. in the Business/Banking sector.
Its mostly used to model business processes and is on the way to replace COBOL (one day...).
Get to know a few application server system, a few frameworks etc...
This could actually be a nice opportunity to do web related stuff and still earn money: most application have a web interface written in java, instead of a traditional GUI.

Personally I think permits are dumb. but it is what it is. On special events such as fireworks or say for instance the 4th of july bylaw officers are all over the place checking for permits. I get checked all the time.. If you don't have a permit.. you are left with a fine and asked to leave the area. If you then try to acquire a vendors permit it will be difficult because your name is on a black list of people whom were selling without a permit. And typically the process of getting a permit to begin with a pain in the ass.

The city doesn't really care what you know about the event. As far as other vendors I am sure they have a quota.. But out of the 5 years I have been doing it I have never been turned away because the vendor licenses are full... As far as the permit is concerned.. They are called "Special Events Permit".. Its a different permit then regular daily vendors whom sell jewelery on the street. The permit I get for 6 nights of fireworks competitions that come into town is about 500 dollars. The permit is different then a food vendor.. So I can't sell beverage's or ice cream or anything like that. The permit only allows me to sell the product I am selling. Some cities have certain zones even with special events that you can sell. But again it varies. You have to check with city hall on what permits they have. how much they go for and what not

The rent is $400 a month not including utilities, misc bills per month cost about $600, and misc. yearly costs total about $2k. I profit an average of $8-10k a month, not including items sold online, which net an additional $2k on a good month. thrift stores are big business right now if you place them well, advertise well, sell at good prices and don't sell complete shit. You also don't have to compete with other thrift stores too much, we all basically share customers.

I also sell handmade goods for small pets with an average 14x rollover on material costs and I make them in my spare time. $2.50 worth of materials easily becomes $35.00. Only good during nov-Christmas, sales die in the first 4 months of the year when nobody has money.

I've been 3D printing pats for 3D printers and selling them on ebay. I also take custom orders and do some prototyping on the side. I make about $40-$50 per kit after ebay and paypal take a cut. Time wise its hard to estimate the value of it since the printers only require ~10 minutes of attention for a plate of parts that takes anywhere from 1-4 hours to finish. I want to do a kickstarter in the next couple months to bank roll a store and some equipment. If I get enough orders through that then I can justify renting a space (or a house) and buying a small waterjet cutter and laser cutter, which will allow me to dramatically expand the types of kits and parts I can sell.

I would probably continue to do open source projects on kickstarter after that. Just to continue getting capital, advertising, and equipment.

Truth is most people are honest. As shitty as ebay is about supporting their sellers (i.e. the people who actually make them money) I've never been ripped off.

I've shipped parts everywhere and haven't had any problems, other than one guy in Chicago who gave me a negative review and sent a ton of harassing messages. He never requested his money back through paypal so I didn't really care. However I am working in a niche, no one is going to buy what I'm selling and reasonably expect to flip the parts.

If you sell shit like consumer electronics or popular games, the likelihood of ripoff is much greater. In general beware of selling anything expensive to sub-Saharan africa, eastern europe, or southeast aisa. But even in your home country a ripoff can happen with that stuff. Most of the guys outside of third world don't even make that much money from the transaction, it's just a troll's hobby for them.

tbh though ebay fees are ridiculous, after my last pair of boots sold ive just given up on it, stopped selling them cos after putting the time and effort into sourcing the boots/shoes and then customizing them i'm hardly making any profit, plus people have stopped wanting to pay for shit now, everyone wants customized stuff for $15 -$20 and then not want to pay postage either

i managed to get into the steampunk scene and secure a direct source for cheap clock gears and parts but the whole fad has pretty much sailed now, you won't get anybody buying it unless you build to order and you've got a rep for it

but my first program was in AutoIT, I made a simple bot that found out what a program displayed and then clicked on stuff depending on which combination of pixels had which colours. for online roulette lol. I thought I had it down but lost 20 bucks because casinos are smart and the house always win lol. just googled everything from the ground up.

that was fairly easy. then I took a class in c++, learned about pointers and stuff. i reccommend a class in c++. then I learned java by doing some random programs, etc.

First from books, then a few personal projects (did a pdf file manager with qt/c++ a bit like Calibre), then got involved with open source projects. First debugging, then writing my own features.
It really helps if you code for a living as this tends to impress people the most ("I have 10 years of fulltime VHDL coding, every day 8 hours" vs. "I once did a little script to categorize my porn collection in Python").
You should be really fluent in 2-3 languages, but it is not necessary to know every obscure language feature or library.
What your employer pay premium for is mostly experience. If you dont have experience it would be cheaper for them to just hire someone and train him on the job.

I would stay away from any sort of games and most apps as the market is flooded with devs for both, see the posts about Web/PHP/MySQL stuff. Game developer are infamously underpayed, sometimes earning as little as 30% of a normal dev. Also to programm games you have to be proefficient in all kinds of areas: DBs, Graphics, AI, Networking, Design, Writing...
Go for stuff the corporate world needs: CRM, ERP, CMS, Data analysis, Embedded...
Most of it is boring and repetitive but it certainly pays well. Plus its not that difficult once you know the basics. (Embedded being the exception).
Out of these areas sometimes you can write an App. For example one that allows the employees to check in/out of the stock the material they need with their smartphone (ERP example).

The latter is sometimes run on dedicated hardware and ist programmed in a language like R or Matlab. Even on a mainframe such analysis may take hours to complete.

Embedded: Not really Smartphones, although technically correct. Mostly the chips that are in cars or machines (I mostly do CNC-mills), somtimes even satellites, cruise missiles...
In Embedded you usually have to fight for every byte of memory and every clockcycle.
If you want to go into that area you might land a few deals if you know something about RTOS (real time operating systems).

Also it does not hurt to enter the acronyms in wikipedia and then in amazon.

Haha oh wow, I'm the single software developer for a 250 people company. I got asked to do a project to manager/order stock via smart phone/tablets and web based. I was going to get it outsourced (at great cost to the company) but last week got a second year uni student to come in for 6 weeks during the summer holiday to build that for us.

We're only paying him min wage but he'll get complete control over the project, some great work experience and learn a hell of a lot. Dude just went through a list of companies who have had interns in the past and started calling, so I know he can get the job done.

If you go to the right towns. and are willing to live away from capital citys. If you want to fly in fly out it will be a little harder. If you have a trade (electrician, fitter, mechanic) or are an engineer or geologist you will find work no problem. If you have the above qualifications you may also get a work visa, I remember a while ago they had special visas where they where skilled workers where sponsored to come over, part of the conditions are they had to work for the mining company and live in certian areas for a certian amount of time.

It depends. Obviously if you have a huge website with hundreds of thousands of visitors daily, that earns rather well. But in general if you make a blog and fill it with useful information people might be looking for it won't earn you huge piles of cash, just some extra - it's really hard to give specific numbers because it all depends on the content, the trending of the topic and the competition.

As for making money playing the ukelele on the street ... pretty much not a chance. It is a very poor country and the beggars and street performers can be very aggressive defending their spots. Also, the locals probably won't pay much if anything and the tourists will almost certainly rather pay the local performers.

You might have some luck elsewhere in Asia, especially the more well off countries.

India is absolutely incredible though, and very cheap to travel in as long as you can avoid the tourist traps and scammers. If you've never been anywhere like that and are from the US, Europe, Australia or other highly developed western countries, be prepared for culture shock - and read up on all the variety of scams and cons, they are very common and easy to fall into if you are not careful.

We thought about doing trash outs (property preservation) and I made a thread on it, but it 404'd kind of fast. She would be the boss, so to speak, since neither my friend (who would probably work for us) nor I are really that good at talking to people. Since he has more experience than I do, he'd be the boss on the job, and I'd just do the work.

Only real problem is would be that I have $1000, she barely has anything (she's supporting both of us since I've been out of work for a while), and he has a family so can't help out with money. I know we'd need a business license and liability insurance to even really talk to the real estate and mortgage companies, but I'm not entirely sure how much that is. Plus, we'd need a truck, which none of us have.

I don't know if this is even a good idea, but it's what we thought of.

it's hard, and you have to wait on it, you have to make sure you get views too, if nobody sees your awesome deal, you're not going to sell

if you want to sell anything, start your own website, it automatically seems to make you official and valid, also it lets you set the standard/market for what you are selling

we've not made a fortune yet, but my wife and I since we started made enough money in our spare time that our rent is 60+% paid by what we've done in our spare time

we are getting better too and I fully believe things will pick up as we learn from our mistakes

but it's not as easy as it initially looked, things simply don't sell themselves, basically it's still work

even today my wife dun goofed, she was answering questions and the buyer told her "ship to this address" she didn't bother to tell me, and I shipped to the address on the order...well now we're fucked (at least I think it's a really big problem) we've potentially lost 1 customer and all of their friends/family because my wife can't handle her shit

the item could potentially already be there overnight

little things like that, it's a big problem, it's also inefficient and if we can't get the package rerouted, and have to pay anything more it's just cutting into profits

you also have to think about, very little things like packaging costs

a roll of tape, boxes, paper, pens, labels, printer shit

I've recently lost a roll of tape, costs me say $2, well I only shipped 1 thing with it before I lost it (my wife says she doesn't know where it is, but I know she lost it) so today I have to buy another $2 worth of tape

on something that's say $10 profit, to spend $2 on tape every single time is just ridiculous

needless to say, I've rethought my process/organizational structure and where I place packaging supplies

These two AIDS-infested fucks let their dogs piss and shit everywhere, they made holes in the walls, and destroyed screens. The smoked in the house and left burn marks around the stove, as well as broke the garage door. We spent more than $4000 just having someone come and redo the flooring the destroyed, and another $5500 in other repair expenses. We did take them to court and win but are only getting $41 a month from them because they are fucking scum of the earth.

We sublet a $15000 trailer once for a mesic fest, 2 days later we found our trailer being sublet by the subleter on Ebay, probably to druggie stoner scum. Needless to say that shit was revoked right away but apparently it's not uncommon.

TL;dr, always background check, contracts, and just assume people are going to fuck you over. A $500 deposit barely covers anything.

One lady actually made several holes in the walls, dumped everything in the fridge onto the carpet, broke all the lightbulbs, threw trash everywhere, goingto cost a lot more than $500 to fix.

My point is that it's going to happen, they are going to get kicked out, and I try to let them leave so they don't end up with an eviction on their record and a judgement following them and they always refuse, and 2 weeks later we've done it the hard way.

IMO people have such a sense of entitlement. I have been broke and poor before, but I never expected to be allowed to live somewhere for free. I realized that if I became homeless it was because I fucked up somewhere and went broke, not because I was going to get evicted. It's not the landlords fault, but they get so upset and blame the landlord for them losing their home: false, tough shit, you did that.

What would you purpose we do instead?

the difference is not that the landlord takes in cooperation with the "dominant local power," we have private property here dumbass. he bought the property, so it is his, and he has the right to do with it as he wants. just because the landlord chose to rent out the property doesn't mean he deserves to get fucked by tenants that breach their contract. if they didn't like the idea, they shouldnt have agreed to it.

there's plenty of other things that the landlord has to put up with that just come with the territory - like noise complaints, repairs, taxes, etc. - but the one thing that he should NOT have to deal with is the other end of the bargain: the tenant paying what they agreed to pay.

the landlord did not "occupy" the territory or hold it "by force." landlords are not thieves or pirates, they did not steal anything. even if they did not have the right to the underlying land (which they do) they either built or bought the structure on the land, which without the landlord would not exist.

attorneys are always mercenaries, and yes, i depend on their conflict to make money, but how does that affect my "level"? without me the tenant would continue to live rent free and the landlord would be getting fucked.

please oh please master of logic, explain to me how the world should work without thieving landlords and their evil attorneys

lastly, your analogy to the government taking everything from me is 100% invalid. in your example i have done nothing wrong. these tenants have breached a contract. your example is also about things that were originally mine (and rather uniquely mine, like the ability to practice law) being taken from me, whereas the property situation we are discussing is about an interloper's right to take something that is not theirs.

I always see neckbeards come in boasting about their sweet gaming builds only to see some of the worst combination of parts/handywerk on this side of africa. I see way to many solo repair guys out there who claim to be able to fix most items only to fuck it up even worse. Get training, it makes the rest of us look bad. I have been doing tech work for 8 years and I still learn new things/tricks every day.

- Under promise, over deliver. General rule of thumb anywhere really. If a client asks when they could expect to get something back tell them a week when you know it's something you can do in a day or two. That way your not stressing yourself out trying to get something done for a customer when unforseen problems come up and they always do. Install some free software at no extra charge, people love the word free. I give all my customers a free 1 year copy of avast. This alone gives me tons of business.

- Present yourself professionaly. Don't meet a client wearing sneakers and a t-shirt. You won't be taken seriousley. A little bit of effort will go a long way. Clean yourself up, buy some cheap kahkis and a polo from goodwill or wherever. A customer not only will respect you but they will also be more willing to pay whatever your asking since they will feel you are someone who knows what they are doing. Invest in some business cards, fliers, pens. You want to get your name out there, give them out like candy to all your clients.

these properties routinely go up for sale at foreclosures and get get GIVEN back to the banks because nobody wants them. i have seen them purchased for $100 at a foreclosure sale. The tenants make no effort to pursue ownership because they're pieces of shit that don't just want ownership free and clear, they want to be GIVEN things for free. if they bought the unit for $100 at foreclosure, they would still have to pay $250 a month in fees for utilities and common area maintenance. similar issues arise when these people actually buy a unit- they simply dont pay the fees, resulting in the rest of the tenants having to absorb the cost of their delinquency. some units are behind to the tune of $25,000, which is more than the property is worth.

so, yes, actually, there are MANY TIMES where that situation has arisen here is how.

1) shitbrick tenant stops paying rent
2) landlord uses rent to pay association fees, stops paying because tenant stopped paying. does not have money to evict.
3) association forecloses on unit
4) at foreclosure sale, of which notice is given to tenant and owner, nobody offers to buy unit.
5) association takes ownership of unit
6) shitbrick tenant refuses to leave, refuses to pay, fucks up unit.

Tenant was given opportunity to claim ownership for little to nothing, chose not to do so, expected to continue living there without cost.

what the fuck do you know about this shit? have you ever actually dealt with any of these issues? do you have any education in the areas of law or real estate, or are you just on some anarchist bullshit you saw on the internet?

Doing it yourself is always a good learning experience. If you ever do decide to take it somewhere I would talk with whoever is working there and get a feel for how knowledgeable they are on the subject.

We get lots of customers who are your typical don't know shit about computers type but we also do a fair amount of work for people who are knowledgeable but not experienced enough to do it them selves. For example a power jack repair, not many people are comfortable soldering so they bring it to us. When we do it we will also clean out your heatsink/fan and repaste your CPU for you at no extra cost.

Thats the type of stuff that you need to do to be successful.

we have promised a very large cash bonus for vacating without damage, and they simply refuse to leave. either that, or they think its a trick and say no to the money, then trash it anyways when they leave.

there is a second problem with it:
if an eviction costs the apartment manager $300 in legal and $325 in filing fees, he could offer $625 cash for keys, but somebody has to negotiate that. the cost of paying someone for that service comes out of the $625. its just not enough cash.

they're broke, so even $1000 isnt going to get them into a new apartment. so they dont take it.

plus there is a sec. deposit that usually covers the damage so it doesnt make sense to offer such a large amount.

esp. here in florida, where i can evict in 2 to 3 weeks and have a new tenant in by the end of the month, its not worth it. =(

thats the thing man, eviction is the cheapest way. DIY eviction is $325, i do them for $625.

the problem really comes when the 24 hour notice goes on the door. thats when shit breaks loose. up until that point they dont break anything because they are just ignoring the whole situation.

but when the writ goes up with 24 hours until the sheriff comes to forcibly remove them, they turn into animals and wreck things.

what we REALLY need is a way to prevent damage during those last 24 hours. as in, a sheriff comes and checks up on it every few hours and if theres new damage he fucking arrests them.

I don't think you understand the extreme risk college is for someone who went through the bottom of the US's public educational system.
Those schools are full of the lowest performing teachers, the worst supplies, the worst behaving students (that is, if you live in a zone designated for shit schools, they'll import all of the bad kids from other zones into your schools), and an incentive for teachers to make you fail. Even if you are a diligent worker, you are extremely unprepared for college and the debt risk is much greater for you than the average middle class American.

My sister worked through school making 8 bucks an hour as a server. She couldn't afford a bunch of new clothes like she could when she lived at home. That she didn't like her situation didn't entitle her to be paid more by the proprietor of the business.

It's not a mark of political enlightenment to expect to be provided for; the great fallacy of anarcho-communists such as yourself is that they expect everyone else to provide for them without putting anything in, but they also refuse to accept the legitimacy of the state.

No, meaning that in order to be successful in defending an eviction by a slumlord the tenant cannot have breached the lease first.

So if tenant is getting evicted for nonpayment of rent for the last 3 months, it doesn't matter that landlord did not repair the stove that broke 2 weeks ago. If its the other way around, tenant is still in the wrong as you cannot withhold 2 months rent for a $200 problem

Anyhow, I am having a bit of difficulty understanding your complaints. You say tenants damage property when they get a 24 hour notice. And you can't sue them? The cops don't go get them? They don't go to jail? They don't count as fugitives if they don't show up in court?

Really? I mean, I always thought that if in America I walk into someone's house, break their shit, and they find out it was me, I'll have to pay for repairs at best and go to jail at worst. a tennant damaging property is the same. In fact it even says in the contract that the deposit is taken to cover small damage, and if you do excessive damage you'll have to pay for it.

Also, what about only renting to people who can prove they are gainfully employed? Won't you filter out most deadbeats that way? (I know you will have to deal with deadbeats anyway, being an eviction lawyer, but it seems like the landlord can avoid many problems with a little foresight.)

Also thanks for giving your perspective on this. I was entirely unfamiliar with how eviction works and what it's like.

1) april 1: 3 day notice. pay rent or surrender possession with in 3 days or we will evict. bunch of formalistic requirements, like payment has to be within the same county or you have to give extra time for a response via mail, etc. (which is in the code of civil procedure, not the landlord tenant law, so everyone fucks that up)

4) they have 5 days from the date of service (excluding weekends and holidays) to answer the complaint. if nonpayment of rent is at issue, all rent due must be deposited with the clerk within 5 days. that means by the 15th.
5) april 16th: on the 6th day, if no answer is entered, or if an answer is entered but no rent deposited, i go get a default. the clerk declares the defendant in default (automatic win for me) then i go to the judge to get a default judgement.
6) judge signs the writ of possession, which is an order from the judge to the sheriff to kick the tenant out and remove everything from the property and put owner in control of it.
7) april 17th: sheriff posts writ on door with "24 hour notice" stamped on it
8) april 18th: 24 hours later he comes back and kicks them out.

so you can see how weekends and holidays intervene, along with the fact that the judges only hear ex parte m-th 9am-10am, so i cant get a default on a friday.

the sad thing is that the property could be really nice for people that just dont have a lot of money but are good people. but instead we get drug dealers and prostitutes - literally, i am not exaggerating.

the cops are already overloaded with other shit. theyre too busy stopping the dealers from shooting people to worry about the drywall the dealer kicked in on his way out.

i found my neighbors front door kicked in, and literally they said "well theres a lot of calls with the storm and power lines and all, is this an emergency?"

but yes, background screening is very important. security deposit is important. regular inspections are important.

It's not that great anymore, for me anyhow. I did work with the state doing Weatherization projects in the West TN area but money dried up but had some real good years with it. Many of the so-called 'Green Contractors' here aren't very effective from what I've encountered. Lots of half-ass jobs. Is he a GC here in West TN? I could possibly know of him, if he claims to be. Recently, I've been doing more real carpenter work. I forgot how much I dislike it lol. I've been doing this work on and off since I was 16 (almost 26 now). My dad did it so I kinda followed suit and am ready to move to something different.

I've been contemplating getting into the real estate game. Property is cheap here and I've considered even going the 'slum lord' route (accepting section 8). It's just a toss-up for me to get involved just knowing that headaches that will come with it.

I know this is off-topic but did you enjoy Law School? I've always thought I'd be interested in becoming one. I don't think I'd be a good trial lawyer but more of the non-litigating type, maybe patent lawyer? I don't know. Any thoughts?

Law school was great, and I love the practice, but it was a bitch. I interned with and started right out of law school with a personal injury firm run by the biggest asshole I've ever met, I'm so gladto be on my own.

Patent law is a very sspecialized field with extra exams and usually requires a technical background. I concentrated in tort and property. There is some litigation but I too prefer the parts of the law that avoid the courtroom. I really am interested in land planning but that's tough to get into. The sun rail project here in Orlando is a big deal and development is finally picking up again. Sorry to hear things are slowing down upthere.
