If you're interested in buying one, prices will vary quite a bit if you compare those in the city's center from the ones outside it. I'd say that, for a one bedroom apartment in Coimbra, you'd pay around 80.000€. This will be probably cheaper at Guarda.
At Coimbra you have the advantage to get to see lots of students due to the number of universities it has. This means lots of chicks (or boys) and a joyful atmosphere :)
It's my personal favorite city, even though I live in Lisbon.
