Many reasons depending on their motives:
1. Conservation purposes; watch over us, study us, do not interfere with our development, maybe protect the planet from cataclysm but otherwise not interfering with us because if they really want new population centres throughout space they can build them anywhere without doing it on one of the inhabited planets to naturally develop life on it.
2. Same as above except they seeded our planet with life and are watching us develop. This planet is a zoo planet or an experiment. Some theories suggest that every once in awhile they intentionally purge their experiments and also I think in the Lacerta files or maybe a different recording I listened to it's suggested that certain alien factions have saved us from destruction from the past. Yes, in the Lacerta files the female reptilian scientist says they've been on Earth for a very long time and they saved us from extinction and watch over us (I don't think Lacerta files is legit though or at least if there's truth in it then that truth is also paired with misinformation).
3. The theory which I personally believe in; Earth is a loosh farm for hyperdimensional alien beings. They do not need a physical presence on Earth for the most part because they have developed to a stage of being where they inhabit the 4th density natively. None-the-less they may have a few hidden bases on Earth to oversee operations and to carry out their influence on a physical level. Greys purportedly are an artificial drone species remotely interfaced by other alien groups so that they can stay behind the dimensional veil while using these artificial beings to do what they need to do.
4. Some theories suggest that there is constant intergalactic conflict and that part of the reason for hidden bases especially deep underground is these aliens are hiding from other aliens.
